Dominicus Real Estate

Condos and villas close to Playa Dominicus, the resort beach just east of Bayahibe village. Several of its hotel-fronted segments fly the Blue Flag, and area hotels put La Romana International Airport about 15–20 minutes away.

La Altagracia, Dominican Republic

The Resort Beach Next to Bayahibe

Dominicus is Bayahibe’s beach-first neighbor, defined by calm turquoise water, a certified shoreline and resorts with decades of history on the sand.

Resort beach with loungers, pool and palm trees at Dominicus

On the map, Dominicus is one sector of the Bayahíbe municipal district in San Rafael del Yuma, La Altagracia, alongside Padre Nuestro, El Valle, La Orquesta and El Valle Francés. In character it stands on its own. Bayahibe is a fishing village; Dominicus is a beach lined with all-inclusive resorts, also known as “Dominicus Americanus.”

Resort life here has deep roots. Viva Resorts traces its own beginnings to Club Dominicus, the hotel now known as Viva Dominicus Beach by Wyndham. Today the national Blue Flag list takes in the beachfronts of Iberostar Selection Hacienda Dominicus, Viva Dominicus Beach, Dreams Dominicus La Romana, Sunscape Dominicus La Romana and Catalonia Bayahibe.

This guide is about owning in Dominicus: condos and villas close to the sand. Village life has its own chapter in our Bayahibe guide, and the private resort near La Romana is covered under Casa de Campo.

Lifestyle

Resort Beach, Everyday Life

Beach days. Dominicus is for owners who want the sea to be part of the day rather than an outing. The route to the sand differs from one development to the next: a public access point, a path from the building or a paid club day.

For Vacation-Rental Investors. A well-known resort beach can help a holiday rental stand out. The same shore is lined with large resorts, though, so the building, its management and its rental rules matter as much as the address.

Full-time living. Daily errands and dinners out stay local, with Bayahibe’s restaurants and waterfront a short drive away. For larger supermarkets and hospital care, residents head to La Romana city.

Highlights

The Beach

Playa Dominicus

Everything in Dominicus starts at the water’s edge. The sand is long and white, the water shallow and turquoise, with a reef offshore and no undertow, and the tourism ministry counts it as the first beach in the Caribbean to earn Blue Flag certification.

Its hotel-fronted stretches, listed as Playa La Laguna, fly the Blue Flag for 2025–2026. The beach remains open to everyone, with craft stalls gathered at the eastern end.

Island Excursions & Diving

The Bayahibe waterfront, a short drive away, is where the boats leave for Isla Saona, Catalina Island and the Palmilla sandbank. Below the surface, one local dive center maps more than 20 sites, among them the St. George and Atlantic Princess wrecks, in water of 26–30°C with visibility of up to 30 meters.

Just off Viva Dominicus Beach lies the Guadalupe Underwater Archaeological Preserve, a site of cannons and an anchor from Spanish galleons of 1724. It opened as a Living Museum of the Sea in 2011.

Resorts & Beach Clubs

The resorts came first, and the neighborhood grew around them. Viva Resorts dates its story here to Club Dominicus in 1987; today the shore is shared by Iberostar Selection Hacienda Dominicus, the Viva Dominicus resorts, Dreams and Sunscape Dominicus La Romana and Catalonia Bayahibe.

On the same sand, Esmeralda Beach & Club takes outside bookings as well as guests of Aqua Esmeralda Villas. For owners, the hotels and clubs are good neighbors and pleasant options, not amenities that come with the property.

Dominicus vs Bayahibe

Dominicus or Bayahibe Village?

One municipal district and one stretch of coast, but two different ways to live by the sea. Neither is better; each suits a different buyer.

Dominicus Suits You If…

You want the resort beach close at hand, a quieter street between the hotels and a home you can lock and leave. Ownership usually means a condo or villa within a development that sets its own HOA rules.

Bayahibe Village Suits You If…

You would rather walk to dinner, the waterfront and the island boats, and you like a more local rhythm. Property is a mix of village apartments and homes, and days near the embarkation point run busier.

In short: Dominicus for the resort beach, Bayahibe for village life on the water. Our Bayahibe guide sets the two side by side.

Before You Buy

An Open Area, Not a Gated Resort

Dominicus is an open neighborhood rather than one gated resort. The beach is public by law and each building sets its own rules, so the homework is done development by development.

Beach access in practice. The sand is public, but the hotels control their own grounds and facilities. How a property reaches the beach, and whether any beach-club use is included or paid separately, belongs in writing.

Security. Dominicus is an open area rather than one gated resort: security is organized by each building or development, and the HOA can explain how it works.

Before you buy in Dominicus, confirm in writing

  1. How the property reaches the beach, and any beach-club use or fees
  2. HOA fees, what they cover and the building’s security arrangements
  3. Short-term rental rules, management options and the unit’s own rental records
  4. For a lot toward the eastern end, the Cotubanamá National Park boundary
  5. The nearest clinic, and the drive to hospital care in La Romana
  6. Title and permits, reviewed by independent Dominican counsel
  7. CONFOTUR status, only if the project is marketed with it

For national rules on ownership, taxes and CONFOTUR, see Why Invest in the Dominican Republic; for each step of the purchase, the Buyer’s & Investor’s Guide.

Dominicus FAQs

Frequently Asked Questions

No. Dominicus is a sector of the Bayahíbe municipal district, so the two share an area, but they are different places. Bayahibe is the fishing village where the island boats leave; Dominicus is the resort beach just to the east, lined with all-inclusive hotels. Our Bayahibe guide covers the village.

It is another name you will see for the same area. Officially, the sector is simply Dominicus, part of the Bayahíbe municipal district in San Rafael del Yuma, La Altagracia.

Yes, along several hotel-fronted stretches. They appear on the national Blue Flag list as Playa La Laguna segments and were recertified for 2025–2026. The award is made by segment and by season, so the current list is the one to go by.

No. Under the Constitution, Dominican beaches are public domain with free access, and Playa Dominicus stays open to every visitor. The hotels and clubs control their own grounds and facilities, which is why the route from a property to the sand is worth settling before you buy.

Mostly condominiums and villas on the streets behind the hotel beachfront. Rules, fees and rental terms differ from one development to the next, so the comparison is best made building by building.

That is set building by building. Some condominiums welcome short stays, others restrict them, and management requirements and fees vary. Review the condominium rules and the unit’s rental records before you buy.

It can be, for buyers who put the beach first. Everyday needs are met locally, with larger supermarkets and hospital care in La Romana city. Spending time here in both seasons, and timing the drives you would make often, is the best test before deciding.

By local hotels’ estimates, La Romana International Airport (LRM) is about 15–20 minutes by road, Punta Cana International (PUJ) about 45 minutes and Las Américas in Santo Domingo about 1 hour 25 minutes.
