Samaná can mean the peninsula, the province, the municipality or its capital town, Santa Bárbara de Samaná. The capital faces the bay; Las Terrenas carries the life of the north coast; El Limón sits in the hills and Las Galeras near the eastern tip. The preliminary 2022 census counted 111,990 residents across the province.

Here the landscape keeps the calendar. Each winter the humpbacks gather in the bay; across the water lies Los Haitises National Park; and in the hills, Salto El Limón is protected as a natural monument.
There is no single Samaná market, only a handful of places with their own temperament. These four are the ones buyers weigh most often.

Las Terrenas has the peninsula’s liveliest town life: a busy, multicultural center of restaurants and shops beside the beach. Las Galeras and the hills around El Limón move more slowly, and there most errands mean a drive.
The drive from Santo Domingo takes 2.5–3 hours, on the Santo Domingo–Samaná highway and the Boulevard Turístico del Atlántico. By air, El Catey lies 23 km from Las Terrenas, and the Arroyo Barril airfield handles domestic flights.
Everyday services follow the address. Power comes from more than one distributor, one provider lists fiber in several Las Terrenas sectors, and the province’s public hospitals include the Hospital Provincial Leopoldo Pou. For specialist care, owners look to the larger cities.
Each winter the bay becomes a humpback observation area, and researchers have identified 252 individual whales here. The season runs through the winter, on dates the Ministry of Environment sets each year.
Playa Bonita, Cosón and Las Ballenas lie near Las Terrenas; Playa Rincón is about 15 minutes’ drive from Las Galeras.

Las Terrenas is a town built around its beach. The sand runs west to the Pueblo de los Pescadores and east toward Playa Las Ballenas, with Playa Bonita close by and Cosón about 20 minutes’ drive west of the center. A municipality since 1996, it counted 25,696 residents in 2022.
For owners, that means town life within reach of the water: villas, condos and homes in and around the center, with Santo Domingo about 2.5 hours away by road.
In the hills of El Limón, the water drops 40 meters from the Sierra de Samaná. The way in is a 2.5 km trail, walked or ridden on horseback.
The falls sit within the Monumento Natural Salto El Limón, 16.48 km² of protected land with a buffer zone around it.
Each winter the humpbacks come south to Samaná Bay. By the Ministry of Environment’s estimate, 80% of North Atlantic humpbacks are born in Dominican waters, and the ministry places the season within the Santuario de Mamíferos Marinos Bancos de La Plata y de La Navidad. It sets the dates each year: 15 January to 31 March in 2025, and an opening on 16 January in 2026, with 46 permits for observation boats.
Cayo Levantado sits out in the bay, and Los Haitises lines its south shore. For owners who let, whale season brings more visitors from January to March, so rental income can follow the seasons.

El Catey handled 93,259 passengers in 2025, down 8% on 2024, with Montreal and Toronto its busiest routes. Any rental plan should take that access into account.
The province is a named CONFOTUR tourism zone, the “Polo Turístico de la provincia de Samaná”, but the incentives attach only to projects the CONFOTUR council approves, not to every property. How CONFOTUR works.

Samaná rewards buyers who put landscape and a slower pace ahead of resort services, and who are comfortable doing more of the groundwork themselves.

Much of the property here is villas and land rather than managed resort units, so more of the diligence rests with the buyer. Three rules shape the coast: the 60-meter strip inland from the high-tide line is public domain under Dominican law, beaches are open to the public, and tourism and building projects that may affect the environment need a permit under Ley 64-00. Land near a protected area, such as the Salto El Limón monument, can carry further building restrictions.
For villas and land, confirm the survey and title, legal road access and, on hillside parcels, the slope. Services vary by address, so confirm how water, power, backup and internet reach the property, where the nearest clinic is, and how far specialist care in the larger cities will be. In a condominium, ask for the building rules, fees and rental policy, and for actual rental records if you plan to let. A surveyor and independent counsel are worth engaging early.

All three, and a municipality as well. The peninsula lies on the northeast coast. The province has three municipalities: Santa Bárbara de Samaná (the capital town, usually just called Samaná), Las Terrenas and Sánchez. El Limón, Las Galeras and Arroyo Barril are municipal districts within Samaná municipality.
Through the winter months. The Ministry of Environment set the 2025 season from 15 January to 31 March and opened the 2026 season on 16 January. It sets the dates each year, so it is worth checking the current season before you plan a visit.
By air, El Catey International Airport (AZS) is 23 km from Las Terrenas, 46 km from Santa Bárbara de Samaná and 74 km from Las Galeras, by its operator Aerodom’s figures. By road, the tourism ministry puts it 2.5–3 hours from Santo Domingo. It sits on the northeast coast, a separate trip from Punta Cana in the east.
Las Terrenas is the north-coast beach town and a municipality, with restaurants and services in the center. Santa Bárbara de Samaná is the provincial capital on the bay, with boats from its port to Cayo Levantado. Las Galeras, a municipal district near the eastern tip, is the quiet one, close to Playa Rincón.
Ley 158-01 names the “Polo Turístico de la provincia de Samaná” as a tourism zone. That makes projects in the province eligible to apply, but it does not make every property exempt: benefits apply only to projects the CONFOTUR council approves. Our CONFOTUR explainer has the detail.
