Puntacana Village Real Estate

Homes and apartments in Puntacana Village — often searched as Punta Cana Village — Grupo Puntacana’s residential and commercial community, home to Puntacana International School and Galerías Puntacana, and by its own count a two-minute drive from Punta Cana International Airport.

La Altagracia, Dominican Republic

Everyday Life, Minutes from the Runway

A place to live rather than to vacation, with school, shops, services and the airport all close at hand.

Sometimes written Punta Cana Village, this is Grupo Puntacana’s residential and commercial community. By its own description it covers 3.4 million square meters, two minutes by car from Punta Cana International Airport, and is home to about 750 families — roughly 2,500 people, most of them tourism-sector executives, business entrepreneurs, property developers and young families.

This is not a golf or beach resort. The courses, beaches and hotels are next door at Puntacana Resort & Club, and the Village’s website lists resident access to many Resort amenities — golf, tennis, the spa, water sports and Playa Blanca Beach Club — without publishing terms or fees. The Village’s own strength is everyday infrastructure: Puntacana International School; Galerías Puntacana, with a supermarket, restaurants, pharmacy, banks and a health center; and medical centers. That is what draws families and professionals who live here full-time.

The Community

The Lifestyle

Living in Puntacana Village

Built for Full-Time Living. With school, shopping, services and the airport side by side, ordinary days never hinge on a hotel or a long commute. For beaches and golf, the Resort is a short drive on.

Families and professionals. Neighbors are mostly tourism-sector executives, entrepreneurs, property developers and young families, by the Village’s own account. The non-profit Puntacana International School reported more than 600 students from up to 20 nationalities in 2023.

Apartments or houses. Apartments suit professionals and lock-and-leave owners, while villas and townhouses give families outdoor space of their own. Each building and neighborhood sets its own HOA rules, fees and rental terms.

Long-term rentals. No official figures exist for Village rents or vacancy, so a purchase made to let stands on its own evidence: recent comparable leases, the building’s rental rules and management costs.

The Case for Puntacana Village

For buyers who plan to live in the Dominican Republic, or to let to people who do, the Village pairs year-round practicality with the airport and the Resort next door.

Buying in the Village

How Resort Access Works

Next door, not inside. The Village sits beside the Resort rather than within it. Its website lists resident access to many Puntacana Resort & Club amenities — golf, tennis, the spa, water sports, horseback riding, eco tours, kitesurfing and Playa Blanca Beach Club — without saying they are free or come with a property, and the Resort’s Corales Golf Club runs on membership. Resort access is a term to settle in the purchase, never an assumption.

Security differs by building. Don’t assume one gated perimeter: we know of no published statement that the Village as a whole is gated or has unified 24-hour security. Buildings and neighborhoods may run their own access control, and the HOA is the place to learn how it works at the home you are considering.

Before You Buy: Seller, HOA and Resort

  1. Which Resort amenities you can use, on what terms, and at what current fees
  2. HOA fees, what they cover and how security is organized
  3. Rules on long- and short-term rentals, with recent comparable leases and management costs
  4. School admissions, availability and fees, directly with the school
  5. Community rules, title and permits, reviewed by independent Dominican counsel
  6. Transfer tax, IPI and any CONFOTUR status the project is marketed with, as they apply to this purchase

Puntacana Village FAQs

Frequently Asked Questions

Yes — “Punta Cana Village” is simply a common spelling of Puntacana Village, Grupo Puntacana’s residential and commercial community near Punta Cana International Airport. It is separate from both Puntacana Resort & Club and the wider Punta Cana–Bávaro area.

The Village lists resident access to many Puntacana Resort & Club amenities, golf and Playa Blanca Beach Club among them, but publishes no terms or fees, and the Resort's Corales Golf Club runs on membership. What a particular home includes, and at what cost, is best settled before you buy.

No published statement we know of describes the Village as a whole as gated or under unified 24-hour security. Individual buildings and neighborhoods may run their own access control, and the HOA can explain how it works at a given address.

Puntacana International School, right in the Village. It offers a bilingual program from Toddler 1 to Grade 12, and the Village reports accreditation by NEASC and the Council of International Schools. Admissions and fees are handled by the school directly.

Residents are mainly professionals and families, by the Village's description, but Village rents and vacancy rates are not published. Recent comparable leases, building rules and management costs are the real test of a rental purchase, and no return is guaranteed.

The Resort holds the golf courses, beaches, hotels and resort neighborhoods; the Village is the residential and commercial community next door, with the school, Galerías Puntacana and medical centers. No official price comparison between the two is published, so the useful comparison is property by property rather than by averages.

About two minutes by car, by the Village's own description. The Four Points by Sheraton Puntacana Village, for its part, describes itself as in front of the airport.
