Seller Representation

Selling Luxury Property in the Dominican Republic

Confidential representation for owners in the Dominican Republic's principal luxury markets, with Casa de Campo as my primary market. Each property is valued against its own market, positioned and presented with care, shown to qualified local and international buyers, and guided through negotiation and closing.

Representation

More Than a Listing

Selling a fine home is rarely only about finding a buyer. It is pricing it correctly the first time, presenting it well, and keeping the process discreet from the first enquiry to the registered transfer.

As Managing Director, The Agency La Romana, I represent sellers myself: the valuation, the marketing plan, every enquiry, the negotiation and the coordination with attorneys through closing. You have one point of contact throughout.

Casa de Campo is my primary market and the one I know most closely. The same personal representation is available to owners across the country's principal luxury markets, from La Romana, Bayahibe and Dominicus to Cap Cana, Punta Cana, Santo Domingo and Samaná. More about my experience.

Market-Specific Representation

One Country. Distinct Real Estate Markets.

A villa on a Casa de Campo fairway, a condominium in Cap Cana and an apartment in Piantini do not share the same buyers, comparable sales or marketing.

The price, the likely buyer, the way the property is presented and what the transaction involves are worked out for each market and each type of property. A property is priced against its own market, never against sales in another destination.

Casa de Campo & La Romana

Casa de Campo · La Romana · La Estancia · Playa Nueva Romana · Bayahibe · Dominicus

Casa de Campo is my primary market and the one I know most closely. Inside the resort, value turns on the neighborhood, the view, golf frontage, Marina access, the condition and construction quality of the home, the land and its position within the resort.

Neighborhoods · Living in Casa de Campo · Ownership costs

Cap Cana & Punta Cana

Cap Cana · Punta Cana · Punta Cana Resort · Puntacana Village

Villas, condominiums, homesites and units in development projects, as well as investment property and, where applicable, commercial opportunities and development land. I am an official Cap Cana real estate broker working under The Agency.

Cap Cana neighborhoods · New developments

Santo Domingo

Santo Domingo · Piantini · Naco · La Esperilla

Luxury condominiums, urban residences and investment property in the capital's established neighborhoods, along with commercial property and development opportunities, priced against the city's own sales and the buyers it attracts.

Samaná & Other Markets

Samaná · Elsewhere in the Dominican Republic

I may also represent distinctive properties and qualified opportunities in Samaná and other locations, once I have reviewed the property and its market.

My practice is based in La Romana; naming a market here does not mean I have a local office there.

The Process

From First Call to Closed Sale

Eight stages, agreed with you before anything is published.

Request a Consultation →
  1. 01

    Property & Market Review

I start with the property and the market it belongs to: its location, type, condition and documents, recent sales nearby and the properties competing for the same buyer today.

  2. 02

    Valuation & Positioning

I price the property against what comparable properties have actually sold for in its own market: a villa in Cap Cana against Cap Cana sales, an apartment in Santo Domingo against the city's. Not against asking prices, another destination's comparables or a generic online estimate. The result is an asking price you can defend, and a clear picture of the buyer it should reach.

  3. 03

    Preparation & Presentation

What to repair, what to remove and what to leave, agreed before launch. The documents a buyer's attorney will ask for are gathered early; the checks they run are set out in the buyer's guide.

  4. 04

    Photography & Marketing

Photography, film and listing materials produced with the support of The Agency's in-house creative and marketing teams, scaled to the property.

  5. 05

    Local & International Exposure

The listing is shared with agents in the Dominican market, with Agency colleagues across the network, and with my own clients and audience on Instagram and YouTube, or kept private if you prefer.

  6. 06

    Buyer Qualification & Privacy

Every enquiry is qualified before a viewing is arranged, protecting your time and your property's privacy. Viewings are by appointment only.

  7. 07

    Negotiation & Due Diligence

Each offer is assessed on more than price: payment terms, timing, conditions and the strength of the buyer. I handle every offer and counter-offer on your behalf, and coordinate the buyer's due-diligence requests with you and your attorney.

  8. 08

    Closing Coordination

I work alongside your attorney and the buyer's counsel through the contract, closing and the transfer of title at the Registry of Titles. Legal and tax advice comes from your own attorney and accountant.

Backed by The Agency's Network

The Agency is a luxury brokerage founded in Beverly Hills in 2011. For an owner here, it adds resources a local office could not offer alone, used where they suit the property. About The Agency.

What is available

In-house creative, marketing and public relations teams, and Agency colleagues in 17 countries. By The Agency's account, its public relations team secures more than 2,000 press placements a year across the brokerage.

What your listing uses

The channels, the audience and how public the listing should be are chosen for your property and agreed with you. Any campaign beyond the standard plan, such as print, is agreed in advance.

What is not promised

No channel guarantees a buyer, a price or a date. Press coverage and features on The Agency's own channels are editorial decisions, not something every listing receives.

Transparency

How Commission Works

Consultation
There is no cost to discuss your property or to hear my view on price and positioning.
Commission
Set in the listing agreement for each property and usually paid by the seller at closing. I explain the structure for your property before you sign.
Co-brokerage
When another agent represents the buyer, how the commission is shared is set out in the listing agreement.
Marketing
Photography and marketing for a standard listing are part of my service. Anything larger, such as print placements, is agreed with you beforehand.
Legal, tax & closing
Your attorney advises on the contract and your accountant on any tax due on the sale; the sale agreement sets out who pays which closing costs. The buyer's guide outlines the taxes on Dominican property.

A general outline, not legal or tax advice. Terms vary by listing agreement and transaction.

Seller FAQs

Frequently Asked Questions

No. Casa de Campo is my primary market, and I also represent owners in La Romana, Bayahibe, Dominicus, Playa Nueva Romana, La Estancia, Cap Cana, Punta Cana, Santo Domingo and Samaná, among other markets. Properties elsewhere in the Dominican Republic are considered after reviewing the property and its market.

From what comparable properties have actually sold for in the same market, adjusted for position, view, condition and what the sale includes. A property in Cap Cana or Santo Domingo is priced from its own market, not from Casa de Campo sales. I explain the evidence behind my recommendation; the asking price is always your decision.

A plan agreed with you: the asking price, any preparation or repairs, photography, the documents a buyer's attorney will ask for, and how public the listing should be. Nothing is published until you approve it.

Yes. A property can be offered discreetly to qualified buyers and to Agency colleagues without public advertising, and details such as the address released only once a buyer is qualified. Viewings are by appointment only. A private sale reaches fewer buyers, and I will explain that trade-off.

It can be shared with colleagues across The Agency's network of more than 180 offices in 17 countries, and with my own clients abroad. The channels used are agreed for each property, and no channel guarantees a buyer.

Commission is set in the listing agreement and is usually paid at closing. It varies by property and by agreement, including when another agent represents the buyer. Your attorney's fees and any tax due on the sale depend on your circumstances, so confirm them with your own attorney and accountant.

Timelines vary with the market, the price point and the property itself. I will give you a realistic view for your property during your consultation, rather than a generic figure.

Your own Dominican attorney, who reviews the contract and represents you at closing. I coordinate with your attorney and the buyer's counsel through closing and the transfer of title, and can introduce independent firms if you need one.

Yes. I work with individual owners and with developers, across resale homes, pre-construction projects and land. Commercial, hospitality and mixed-use opportunities are considered case by case, after reviewing the property and its market.

Considering a Sale?

A confidential conversation about your property, its likely buyer and how it should be presented, with no obligation to list.
