The marina, the coast, the golf courses and the lakes: the named areas of Cap Cana, what sets each apart, and which of our current listings sit in them.

One Destination, Many Addresses

Cap Cana is a single private, master-planned destination of approximately 30,000 acres, but owners describe it by area: the marina, the coast, the golf and the lakes. Each has its own outlook, its own pace and its own developments.

The area names on this page are those used by Cap Cana Real Estate, the destination's own sales team, in its neighborhood guides, and the descriptions are summarised from those guides. Where one of our current listings sits in an area, we say so, but only when the listing's own published details place it there. Not every area has homes on the market through us at any one time.

Distances inside Cap Cana are large, and Cap Cana describes 60% of the destination as protected green space, so the areas feel more separate on the ground than they look on the plan. The Areas

Five Settings, Named Areas

Buyers usually choose a setting first and compare developments within it afterwards. The named areas below are grouped by setting.

Setting 01

The Marina

Marina Cap Cana is described by Cap Cana Real Estate as the heart of Cap Cana's social life: the yacht harbour, waterfront dining and shops, and residences close to the water. Aquamarina Marina is a group of contemporary marina-front residences, some with private yacht slips, and Isla del Puerto is a private island enclave within the marina offering waterfront homesites.

Berths are contracted with the marina, separately from a home. In our current listings: Blue Luxury, on the southern side of the marina, and Porto Navio, steps from it.

Setting 02

Juanillo and the Coast

Juanillo Beach is home to Cap Cana's signature white-sand beach and the Api Beach club. Aquamarina Beach is a group of beachfront condominiums; Caleton an intimate beachfront area of architect-designed villas near the Eden Roc resort; and Farallón sits near the El Farallón cliffs, prized for its elevated views.

Setting 03

The Golf Courses

Punta Espada, the Jack Nicklaus Signature course that opened in 2006, runs along the sea, with villas and homesites along its corridor. Las Iguanas, framed by Cap Cana's second Nicklaus course, offers golf-view villas and homesites; the course has opened its first nine holes, to members only. Las Iguanas Homesites are golf-course plots for building, and Cap Cana Real Estate groups several golf-side apartment projects under the name The Falls.

Golf membership is arranged with the club, apart from the home. In our current listings: Reef & Golf, overlooking the Las Iguanas course, and Bonita Beach, within it.

Setting 04

Ocean Lakes & Golden Lakes

Ocean Lakes is a waterfront community of lakes and canals with modern residences. Our ABYA listing is in Ocean Lakes, looking over the Blue Lake, and ITZA Golden Living is in the Golden Lakes district.

Green Village & Yarari

Our Belara Garden Living condominiums and the Green Village at Cap Cana villa are in Green Village. Yarari is described as a tranquil residential pocket surrounded by nature.

Setting 05

Ciudad Las Canas & the Lake District

Cap Cana Real Estate lists apartment projects under Ciudad Las Canas and the Zona Hotelera, and commercial projects separately. Our Meridiano 18 listing, offices and retail, is in the Lake District.

Not assigned to an area: the published details for Puerto Marina, Punta Palmera, East Lagoon, The One, Riviera Lakes and Elite do not state one, so we have not placed them here. All of them are on the Cap Cana properties page, and we can confirm the exact location of any of them.

Cap Cana Real Estate's neighborhood guides name Marina Cap Cana, Isla del Puerto, Aquamarina Marina, Juanillo Beach, Aquamarina Beach, Caleton, Farallón, Punta Espada, Las Iguanas, Las Iguanas Homesites, Ocean Lakes and Yarari. They group naturally into four settings, the marina, the coast, the golf and the lakes, with mixed-use districts such as Ciudad Las Canas alongside.

Start from how you will use the home. The marina suits owners who want restaurants and boats close by, the coast those who want the beach, the golf areas those who play, and the lakes those who prefer a quieter setting. Then compare the developments within that area, since their rules on amenities, beach access and rentals differ.

Cap Cana Real Estate describes waterfront homesites in Isla del Puerto and golf-course homesites in Las Iguanas Homesites. None of our current Cap Cana listings is a homesite. If you plan to build, ask for the building guidelines and approval process that apply to the plot before you buy it.
