Cap Cana Real Estate

Marina residences, golf villas and homesites within one private, master-planned destination on the Punta Cana coast — Punta Espada, Marina Cap Cana and Juanillo Beach, a short drive from Punta Cana International Airport.

La Altagracia, Dominican Republic

A Marina, a Nicklaus Course & the Caribbean

Just south of Punta Cana International Airport (PUJ), on the Dominican Republic’s east coast, Cap Cana was conceived as a single private destination: marina, golf, beaches and hotels under one master plan.

The complete master-planned destination spans approximately 30,000 acres, with its own beaches, golf, marina, hotels and residential neighborhoods. Punta Espada Golf Club sets the tone: a Jack Nicklaus Signature course, opened in November 2006, with eight holes that play along and over the Caribbean Sea. On the water, Marina Cap Cana anchors the social life — an inland harbor that Cap Cana sizes at more than 150 slips, for yachts up to 250 feet — while Eden Roc, St. Regis and Sanctuary Cap Cana bring resort hospitality next door.

Ownership spans lock-and-leave condos by the marina, golf-front villas and oceanfront homesites. Every development writes its own rules on amenities, fees, rentals and tax status, which is why the building matters as much as the address. Weighing Cap Cana against the open Punta Cana and Bávaro market? The difference comes down to access, walkability and how you want to own.

Four Settings, One Plan

One private address, composed around a marina, a Nicklaus course and the sea.

Life here gathers around four settings — the marina, the golf, the beaches and the inland lakes. Buyers often choose a setting first, then compare the individual developments within it.

  1. 01

    Marina District

Apartments within reach of the marina’s restaurants and berths, home to developments such as Porto Navio and Puerto Marina and to Cap Cana’s sportfishing tournaments.

  2. 02

    Punta Espada Golf Corridor

Villas and homesites along the Jack Nicklaus Signature course, where the first tee becomes part of the daily routine.

  3. 03

    Juanillo Beachfront

Communities oriented toward the sand at Juanillo Beach and Api Beach, two of the beaches Cap Cana names among its attractions; the way residents reach the water differs by project.

  4. 04

    Ocean Lakes & Interior

Quieter lake-view and interior settings, among them ABYA Residences at Ocean Lakes, set back from the livelier waterfront.

All four are served by Punta Cana International (PUJ), the country’s busiest airport by passengers in 2025.

The Lifestyle

Living in Cap Cana

Marina & Beach Life

A morning on Juanillo Beach, an afternoon round at Punta Espada, dinner beside the yachts at the marina — a full day without leaving Cap Cana. The distances are generous, though: across approximately 30,000 acres, owners drive between beach, golf and marina rather than walk.

Hotels as Neighbors

The St. Regis, Eden Roc and Sanctuary give Cap Cana much of its polish — the restaurants, the service, the sense of occasion. Proximity alone does not open their spas, pools or restaurants to owners, but some residences are tied to a hotel brand or carry rental and service programs of their own.

Full-Time or Vacation Ownership

Second-home owners tend to value lock-and-leave management and clear rental rules. Families who live here year-round look first at schools, healthcare and the ease of daily errands, and Cap Cana counts schools and a health center among its basic services.

Access, utilities, schooling and the services owners deal with: living in Cap Cana, in practice.

Key Highlights

What Sets Cap Cana Apart

  • Punta Espada Golf

Jack Nicklaus’s par-72 Signature layout, with eight holes played along and over the sea. The club points to Golfweek’s ranking of it as the No. 1 course in the Caribbean and Mexico.

  • Marina Cap Cana

An inland harbor built for superyachts up to 250 feet, with more than 150 slips by the developer’s count, and the home port of Cap Cana’s sportfishing tournaments.

  • Resort Hotels

Eden Roc, St. Regis and Sanctuary Cap Cana, the resorts Cap Cana names, bring hotel dining and service to the neighborhood. Their facilities are for hotel guests; any owner privileges depend on the development and the hotel.

  • International Sport

A calendar with international reach: an ATP Challenger 175 on the courts of Racquet Village and the IRONMAN 70.3 Cap Cana, staged in March and May 2026.

  • Private Destination

Cap Cana presents itself as a private destination and counts security among its services; on-site arrangements vary from one development to the next.

Cap Cana’s Signature Spaces

Six places that give Cap Cana its rhythm, and what each offers an owner.

Yachting & Waterfront

Marina Cap Cana

The marina was designed as an inland harbor, which Cap Cana describes as a naturally protected berth, including in hurricane season, with more than 150 slips for superyachts up to 250 feet.

It is also the destination’s social center, home to the sportfishing tournaments and the oceanfront restaurants, and marina-district homes suit owners who like that energy close at hand. Berths are contracted with the marina itself, separately from any property purchase.

Golf

Punta Espada Golf Club

The first of the Jack Nicklaus Signature courses planned for Cap Cana, Punta Espada opened in November 2006. Eight holes of the par-72 layout play along and over the Caribbean Sea.

Its reputation travels: the club highlights Golfweek’s ranking of Punta Espada as the No. 1 course in the Caribbean and Mexico. Membership is arranged with the club, and it may or may not come with a golf-front home.

Sport & Events

Racquet Village & the Sporting Calendar

In March 2026 Racquet Village welcomed the República Dominicana Open – Copa Cap Cana, an ATP Challenger 175 on hard courts with US$300,000 in prize money and former world No. 6 Hubert Hurkacz in the draw. That May, more than 1,100 triathletes raced the third IRONMAN 70.3 Cap Cana to a finish on the beach.

Moments like these bring an international crowd and a lively calendar — welcome highlights of the year rather than a basis for rental income.

Beach

Juanillo Beach

White sand and turquoise water: Juanillo Beach and Api Beach are the shores Cap Cana leads with.

Some developments sit steps from the sand; others reach it through shared access points or transport. No beach here should be taken as private, and what sets one residence apart is how easily — and at what cost — it reaches the water.

White Sand Turquoise Water Access Varies
Equestrian

Los Establos at Cap Cana

Cap Cana’s equestrian venue sets the stage for the Cap Cana Polo Cup, and for families living here full-time it adds a year-round pursuit without leaving the destination. Riding, stabling and fees are arranged with the venue directly.

Equestrian Polo Cup Family Activity
Nature

Lago Azul at Cap Cana

Lago Azul offers a quieter counterpoint to the beach and the marina. Lake-view homes are one of the settings buyers weigh against marina and beach addresses, and proximity and outlook vary a great deal from one property to the next.

Investment Case

Investing in Cap Cana: What to Weigh

Rental Demand, Not Guaranteed

The hotels, golf and marina keep visitors coming, and that is the audience a rental serves. Cap Cana has no official or methodology-based yield figure to point to, so returns are best modeled building by building, from actual rental records and net of costs.

Airport Access

Punta Cana International handled 11,006,110 passengers in 2025, more than any other airport in the country, and Cap Cana puts the terminal about ten minutes away. For owners flying in for a long weekend, and for their rental guests, that short transfer is a genuine advantage.

Tax & CONFOTUR

CONFOTUR, the national tourism incentive, is granted project by project: some Cap Cana developments hold it and others do not, and the benefits follow each project’s own resolution. How CONFOTUR works.

Buying in Cap Cana

Villas, Condos & What to Review

One destination, many rulebooks: amenities, access, fees, rental policy and tax treatment are set development by development, which is where local representation earns its place. Families planning to live here full-time will also want to visit schools and healthcare providers and weigh the commute, the current mix of shops and services, and household running costs.

Condos. Most of the Cap Cana inventory shown here is condominium: one- to three-bedroom apartments by the marina, the course, the beach or the lakes. They suit lock-and-leave owners and rental investors, with condominium fees and, where offered, rental-management fees as the main running costs.

Villas & homesites. More privacy and space, balanced by higher running costs for staff, maintenance and insurance. A homesite adds the pleasure of building to your own design, within the community’s design-review and construction rules.

Pre-construction. Several current projects are offered ahead of completion on staged payment plans. Each developer sets its own schedule, delivery date and guarantees, so the contract and the developer’s track record deserve review by independent Dominican counsel before you sign; our buyer’s and investor’s guide walks through the steps.

Before you buy in Cap Cana, confirm in writing

  1. Which beach, golf, marina and hotel facilities and services the property includes, and on what terms — no beach should be assumed private
  2. Marina berths, club membership, riding and stabling: availability and fees, since each is contracted separately from the home
  3. Condominium and community association fees, what they cover, and how access control and on-site security are organized
  4. Whether short-term rentals are allowed, any required management program, and the development’s actual rental records and costs
  5. Whether the project holds CONFOTUR classification, and the exact resolution that applies
  6. For pre-construction: current pricing, the payment schedule, delivery date, guarantees and the developer’s track record
  7. The lot’s exact position and outlook on the course, lake or sea and, for a homesite, the design-review and construction rules
  8. Title, permits and the purchase contract, reviewed by independent Dominican counsel

Cap Cana FAQs

Frequently Asked Questions

Geographically, yes: it sits within the wider Punta Cana area of La Altagracia province. But Cap Cana is its own private destination, with its own developer and amenities, and it is distinct from Puntacana Resort & Club, Grupo Puntacana’s resort community. Our Punta Cana and Bávaro guide sets the areas side by side.

Not automatically. The hotels, beach facilities and Punta Espada Golf Club each set their own terms, so what an owner enjoys depends on the development, its condominium rules and any membership. Those access terms belong in writing before you sign.

Some are, some are not. CONFOTUR is granted project by project, and the tax benefits follow the specific resolution and its dates, so the resolution for the exact project is the document that matters. Our investment guide explains how CONFOTUR works.

We don't quote a Cap Cana yield, because we know of no official or methodology-based figure for Cap Cana specifically. Returns come down to the unit, the development's rental rules, management costs and occupancy, and the sound way to estimate them is from a building's actual rental records, net of costs. No return is guaranteed.

Yes. Several developments on this page are offered before completion, each with its own payment schedule, delivery date and guarantees. Independent Dominican counsel should review the contract, permits and title before you commit.

Generally, yes. Dominican law gives foreign investors the same rights as nationals, and foreign buyers can generally hold title in their own name. Our ownership overview covers the rules and their limits, and independent Dominican counsel can advise on your own circumstances.

By Cap Cana’s own estimate, about 10 minutes from Punta Cana International Airport (PUJ). The actual drive depends on where in Cap Cana you are heading, and on traffic.

It can be. Cap Cana counts schools and a health center among its basic services. For a family, visiting the schools and weighing healthcare, the commute and household running costs in person is the surest way to decide.
